The Way We Work Traditional fixed price general construction contracting creates an adversarial relationship between the client and contractor because they have diverging interests: the client wants to do more for less, and the contractor wants to do less for more! Because it is often difficult to estimate the costs and time required for new construction, renovation or repairs prior to excavation, demolition and the finalization of choices for layouts, materials, fixtures and finishes, Capricon Construction Inc. offers project management and general construction contracting services in Montreal on a cost plus basis, the fee for the management portion of the work being based on the total before tax construction costs. The process is simple: whether it be a kitchen, bath, new addition, or a total office makeover we agree on a budget and schedule which then become our common target to meet (or beat...) for the project. Capricon Construction always aims to complete the project in the least possible time, and at a cost that offers the best value-for-money for our clients, all options and constraints considered. Some options are aesthetic, others relate to soundness, quality and longevity issues. Capricon Construction has a proven track record of meeting budgetary targets and delivering quality projects within the agreed schedule and can provide customer references on request. Adopting the Project Management approach, we will work as a team. That is to say working with your budget, Capricon can value-engineer budgetary items for savings (which accrue directly to you, the Client) or to make up overruns; reallocate budgetary surpluses (or deficits) to other budgetary items or savings; or simply reduce the scope of the project (again all savings accruing directly to you); all the while trying to achieve the initial results, but at reduced costs.
Most importantly, be mindful that you are choosing a process, not a price. Project Management is a collaborative process, which avoids the usual conflict between Client and Contractor. It is also a flexible process, adapting well to the renovation of existing and occupied homes. Agreeing to proceed as a team, the project can start earlier, without having to finalize all choices prior to demolition (and without worrying about getting ripped off with unreasonable "extras" when the surprises show up, or you change your mind!).
